Gisborne Real Estate Suburbs, An Overview

Well known as the first city in the world to see the sun, it is equally famous for fine wines, sunshine, stunning beaches – and that’s no doubt a factor as to why Gisborne real estate is in demand, experiencing strong growth in the past five years. While tucked away from the rest of New Zealand, this is in fact a bonus and draws many visitors to its sunny environs every year. Perched on the edge of the Pacific Ocean, it is the gateway to the East Coast and beyond.

With a population of well over 30,000 and a district tally of around 45,000,  Gisborne or “Gizzy” as it is known, can certainly stand on its own feet. Enjoying around 2200 sunshine hours every year with temperatures soaring into the 40s over summer, it’s well known for its great climate. Whether you’re looking an old Villa, a brand new home or maybe just a rental investment, Gisborne should be on the top of your list (and if you need a quick shot of big city life, Auckland is only 40 mins away by plane!). Surrounded gorgeous beaches, parks and rivers, this is the place to be!

A mix of coastal, lifestyle and residential suburbs all meld together to form the backbone of Gisborne. At the Northern end of the “Coast” beaches is the secluded settlement of Makarori offering an eclectic mix of coastal real estate ranging from old baches to new homes, all overlooking an idyllic reef with good surf, stunning sunrises and fishing at the back door.

Closer to Gisborne, is the bigger and more established community of Wainui Beach with its own school, shopping centre and restaurant. Famous for its long sandy beaches and superb surf it is one of New Zealand’s iconic spots and its only 10 mins from town. If you want absolute beachfront real estate then this is the spot!

Following the Pacific Coast Highway into Gisborne, a new residential subdivision is being developed at “Sponge Bay” which is situated across from the more established locations of Tamarau and Kaiti. Tucked away on the far side of Kaiti is a mixture of residential and lifestyle real estate in the Heatherlie area, which is often overlooked by the ill informed buyer!

Staying on the highway, it then draws you down to the inner harbour and passes through the sought after suburb of Inner Kaiti. Known for magnificent old Villas, Bungalows and stunning river views, Inner Kaiti has some truly classic real estate available and is only a brief walk to the harbour, which is starting to become the new entertainment and business hub of Gisborne with many bars, restaurants and new businesses relocating there.

Across the bridge on the Western side of Gisborne, a smorgasbord of property awaits with the all time favourite Whataupoko offering some sensational real estate. While its neighbour Mangapapa occasionally gets overlooked, it too offers exceptional buying to the astute buyer. Mangapapa flows into Riverdale and then into Lytton West which is an ongoing new subdivision with new stages being added on a regular basis.

The Eastern side offers an amazing mix of residential real estate, with Waikanae and Midway Beaches having both new and old homes on offer. River suburbs such as Te Hapara and Aberdeen Rd Extension will satisfy most buyers looking for good quality homes and value for money. If Rugby and Golf are key ingredients then don’t over look Elgin as its very close to two courses and Rugby Park. After all, you are moving to Gisborne to enhance your lifestyle!

From there it’s out to an impressive offering of lifestyle and rural properties on the Poverty Flats (incidentally a new industrial area has been zoned to allow for future growth as required to future proof Gisborne). Once again a mix of new and not so new real estate is on offer and if you’re after a lifestyle block this is the place to find it!
